YELCHO RIVER PROPERTIES

Our Yelcho River properties are located at the confluence of the Michimahuida and Yelcho Rivers; our access road is located some 20 miles southeast of Chaitén, a right-hand turn just before crossing the Michimahuida bridge, and it’s 2 miles from the bridge to our house, which is at the end of the road on the left hand side. Lake Yelcho and the 6-mile, easily navigable stretch of river between my house and the lake has a world-famous fishery for brook trout (upper lake and river), brown and rainbow trout, both fresh water and searun; Chinook and Coho Salmon, which run in spring and fall, respectively. The major fishing lodge in the province take its drift boats out below our property.

On the Yelcho we have the following two properties for sale:

Beautifully furnished house, 30 feet from river, guest cabin and worker’s cabin; out buildings; located at the confluence of the Michimahuida and Yelcho Rivers; beautifully forested; flower gardens; 1.60 fenced hectares (4 acres), 186 meters riverfront; 1440 square feet of finished construction in the form of the main house (970 square feet), 9mx10m, two bedrooms, living and dining room, spacious bathroom, lots of closet space; a completely furnished guest cabin (260 square feet, 6m x 4m), and caretaker’s cabin (210 square feet, 4.4mx4.4m); there are also 800 square feet of outbuildings: two large woodsheds, a spacious carport and a workoom/storeroom (6mx4m); water tower with a 500 liter capacity, to which potable water is pumped from the river; US $350,000.

The construction was finished in 1994 and everything has been maintained in like-new condition: floors, walls, beamed, vaulted ceiling of the living room and furniture are all made of mañío, a very slow-growing, beautiful native conifer; floors are finished with polyurethane for easy cleaning in a river environment. All the wiring and electrical fixtures were installed in the main house during construction, but we have used bottled gas appliances rather than a generator. The house, landscaping, scenic and strategic location of this property are unique on the 35 miles of river between Lake Yelcho and Chaitén, and discriminating, well-travelled guests and flyfishermen have claimed we live in the prettiest place in the world. In Chile, foreigners can legally own their own property. In rural areas properties of less that 100 hectares (250 acres) not used for income (profit) are tax exempt. For all the properties listed the buyer and seller will share the closing costs for the deed, the final measurement, and Department of Agriculture permissions, currently at a cost of US $1,000, or $500 each for buyer and seller. Costs are the same whether you buy one or four hectares, provided they are contiguous. Owners are allowed to sell a minimum of one-half hectare of rural properties.
